Guidance determines the price of the Declining Balance Co-ownership Program using a fixed payment scheme that is competitive with conventional forms of home financing. As determined by the independent Sharia Supervisory Board, Islamic law permits using the conventional market as a benchmark.
Flexible Terms
Our co-ownership contracts are available for terms of 15, 20 and 30 years.
Equity Cash-out in Replacement of Existing Mortgage
The Declining Balance Co-ownership Program can also be used to replace an existing conventional mortgage. For qualified homeowners, we can provide a replacement contract up to 95 percent of the appraised value of your home. As an added benefit, this may allow you to cash out equity for home improvement, college tuition, and other worthwhile purposes.
Non-recourse Contract
The Declining Balance Co-ownership Program has a non-recourse commitment, meaning that in the event of default by the consumer Guidance Residential does not have recourse against the consumer's assets. The consumer is only at risk for his equity position in the property.
No Prepayment Penalty
There is no pre-payment penalty in our product. If you make advance payments, your ownership will increase more rapidly and you will shorten the remaining term of the contract
No Waiting Time
Our process is simple and typically can be completed in less than 30 days. Once you are approved, we will finance the contract for home purchase or mortgage replacement immediately.
